A party wall job goes wrong on a date, not on the building work
Counted back from the day the builder wants to start
A party structure notice runs two months ahead of the work and a line of junction or excavation notice one month, so the day you can still serve is a subtraction from your start date, and it is usually closer than people think.
Silence is a dissent, and a dissent is an award
An adjoining owner who says nothing within fourteen days is deemed to have dissented, and a deemed dissent puts surveyors and an award into a job that was going to be a letter. Knowing that before you serve changes how you write to the neighbour.
What you served in March, still readable in three years
The schedule of condition is the whole defence against a crack the neighbour finds later, and it is only a defence if the photographs, the date and the notice that produced it are still together.
