About Abutly
Abutly is a small piece of software for the building owner, builder or party wall surveyor working under the Party Wall etc. Act 1996. It has two halves. The worksheets are free and do the arithmetic on the page: which notices a job needs and how many days are left to serve each one before the start date, how many clauses and schedules an award will run to, how many items and photographs a schedule of condition has to hold and how long it takes on site, and what the surveyor hours on both sides come to at the rates you enter. Abutly Pro is the record those documents live in afterwards: every address with its notices and their service dates, its award and its schedule of condition, kept with dates and exportable at any time.
Why this site exists
This site exists because most people meet the Act once, from a builder's remark or a planning consultant's letter, and discover that the notice they needed to serve should have gone out two months ago. The dates are short arithmetic from a start date, and the documents they produce are worth keeping properly, because the schedule of condition is the whole answer to a crack the neighbour points at two years later.
Who it is for
The building owner in England or Wales about to convert a loft, build a rear extension, dig a basement or put up a new wall on the boundary, and the small builder or party wall surveyor who serves and receives these notices every week
Not somebody looking to hire a party wall surveyor, not a homebuyer commissioning a survey, not a person in a boundary or nuisance dispute, and nobody outside England and Wales, because the Act does not reach Scotland or Northern Ireland
What it does not do
- No legal advice and no ruling on your job: whether your work is notifiable, and what your notice must say, are matters for the Act and for a surveyor appointed under it, never a line on this site
- No surveyor is found, listed, rated or recommended here, and no enquiry you send us reaches one
- No reproduction of the Act and no rewriting of it: the sections are linked to legislation.gov.uk so you read the wording itself
- Nothing outside England and Wales: the Act does not reach Scotland or Northern Ireland and this site does not pretend otherwise

What Abutly Pro keeps
A party wall job produces paper that has to survive the job: the notices with the dates they went out, the consent or the deemed dissent, the award, and the schedule of condition with its photographs. Pro keeps them against the address rather than in a folder of scans, takes our name off what you print, and lets you export the lot whenever you like.
