Every answer on this site comes out of the figures you type and the method printed beside them: your start date, your adjoining owners, your rooms and elevations, your surveyor's hourly rate. Where a period comes from the Act rather than from you, the section is linked so you can read it. Statutory periods are counted at their longest, two calendar months as 62 days and one as 31, so a date this site gives you is never short of what the Act asks.

This worksheet sizes the party wall award, which is the document surveyors publish once an adjoining owner has dissented or been deemed to dissent. Enter the adjoining owners it covers, the kinds of notifiable work in the job, the special conditions you want written in and the rooms going into the attached schedule of condition, and it gives you the clauses the award needs, the schedules attached to it, the photographs the schedule will hold, the signatures required and a rough length in pages and words. It is a sizing tool for the document, not the document itself and not a template a surveyor should sign.
What a building owner asks before running the Party wall agreement template
Is this the award I can serve? No. An award is written and served by the surveyors appointed under section 10 of the Act, and it is theirs, not ours. This tells you how long the document is going to be and what it has to carry, which is useful when you are agreeing scope and fees before it is drafted.
Why do special conditions change the length so much? Because each one is a clause somebody has to draft, agree and later enforce: working hours, access dates, protection of the neighbour's garden, how debris is cleared. They are usually the most valuable part of the award and the part that takes the longest to agree.
How many signatures does an award actually need? It depends on how the surveyors were appointed. One agreed surveyor acting for both parties signs alone; two appointed surveyors both sign, and a third selected under section 10 signs if the two cannot agree. The worksheet counts from the number you enter.
